BEND, Ore. – Redmond remains a much affordable place to buy a home than Bend, but the two cities’ uptick in sale prices over the past year is similar, as are some of the other statistics released by Beacon Appraisal Group over the weekend.
The monthly report shows Bend’s median sale price at $365,000 in April, up about 18 percent from a year ago.
Bend’s median home sale price has increased about $15,000 a month for the past several months, and $18,000 last month, according to the report.
Redmond’s median sales price was close to $120,000 cheaper, at $247,000, but that also represents an increase of nearly 19 percent from a year ago.
The number of home sales in both cities were about the same this April as last — 205 in Bend and 63 in Redmond.
Both cities had about two months of single-family housing inventory last month, down more than 28 percent from April 2015 in Bend and 23 percent in Redmond.
The number of home building permits issued in Bend fell 17 percent from a year ago, to 73 in April. In Redmond, March figures were the most recent available, and were up by two thirds, from 18 last year to 30 this year.
Most sales in Bend were in the $250,000-$300,000 range, and $200,000 to $250,000 in Redmond.
As for smaller markets, the April median sales price in Sisters was $363,000 and $380,000 in Sunriver, $209,000 in La Pine, $152,000 in Jefferson County and Crooked River Ranch and $170,000 in Crook County.
